The guide price is only an estimate of the individual property price as there are naturally a number of factors that can materially affect a properties value. These include supply and demand, condition of the property, additional enhancements made to a property since its last sale and any material changes including demolishing and re-building. These factors are not included in the guide price calculation. The guide price is based on data taken from the land registry and by analysing the price trends of all same type properties sold each year by location i.e detached homes in Bowdon.
A simply geo! price range report is created by analysing the 15 closest properties to that being valued which are of the same type e.g. detached home that have been sold since April 2000 plus any properties that are currently on the market. The 15 properties are sorted in ascending order according to price. The address is provided for each property. For properties sold since 2006 additional information is available including room numbers and sizes.
Whether you're selling or buying, you will be able to gain a deeper understanding of the current estimated market values of similar properties recently sold by type, size and location. This data is then enhanced by the inclusion of asking prices for properties currently on the market which are within the 15 closest to the property being valued.

How accurate are the simply geo! price range reports?
Our reports are only to be used as an estimate of value. A valuation a price range report will be affected by a number of factors including how similar the property is to properties in the surrounding area and how many have been sold or come to the market since 2000.. If this information is not available for the property you are looking to value the level of accuracy will decrease.
